In a total transformation, this summer cottage in the Middle Beach area was re-created to maximize water views. Using the existing footprint, the necessary zoning variances were acquired to construct a new residence consisting of 2 1/2 stories totaling 2100 SF. The site design included a new septic system, stone block driveway, bluestone walkways, and an outdoor shower. The client’s desire for an open floor plan was achieved while incorporating all their program requirements.
